CONSTRUCTION has begun on Tipalea Partners’ $35 million Glebe Hill Village, metropolitan Hobart’s first neighbourhood shopping centre development in more than a decade.
Located on the intersection of the South Arm Highway and Pass Road in the beach-side town of Howrah, the 5,900sqm shopping centre is anchored by major supermarket tenant Coles and a McDonald’s drive thru, in addition to 18 specialty stores.
“This development will provide a significant benefit for the growing area of Clarence Plains, which we predict will grow to a population of more than 20,000 people and become a satellite city in its own right in another 10 years’ time,” said Doug Chipman, Mayor of Clarence City Council, who attended the soil turning ceremony.
The neighbourhood shopping centre, the first to be developed in metropolitan Hobart in more than a decade, will be delivered by Tasmania contractors Fairbrother.
“Glebe Hill Village will help ensure we have more infrastructure and services in place to meet the needs of this booming area,” added Chipman.
The centre is currently at 90% occupancy with only four vacant stores still available. Tenants currently include Australia Post, a chemist and medical centre, Subway, Sushi Train, Pizzarazzi, a nail salon, bakery, bottle shop, massage parlour and phone repairs.
The site, which was acquired by Tipalea in 2016, will also include 260 car parking spaces in an on-grade car park.
Additionally the centre is set to include smart-tech features, such as an app, free Wi-Fi and wireless phone charging, air quality monitoring, smart bathrooms, parcel lockers, recycling stations and EV chargers.
“Glebe Hill Village will bring high-quality retail variety, convenience and jobs to residents and it’s been wonderful to see the immense interest and support from the local community and Council,” said Scott Spanton, CEO of Tipalea Partners.
The retail centre is forecasted to deliver around 200 jobs throughout construction and more than 350 on-going positions following completion.
Glebe Hill Village will be Tipalea’s third Tasmanian project and is scheduled for a September 2022 opening.
