DEVELOPMENT manager Fortis has achieved practical completion at its premium-grade commercial office project Sixty-five Dover in Melbourne’s Cremorne, and has secured planning approval for the neighbouring site at 85 Dover Street.
Built by Cobild with Neoscape appointed as project manager, Sixty-five Dover spans eight storeys across a 1,506 sqm site, with 9,324 sqm of commercial office space, 90% of which was leased prior to completion. Floor plates range from 1,365 sqm to 1,163 sqm.
Within Sixty-five Dover, Fortis has secured co-working operator The Commons, which is set to open a new co-working space known as Forum that will occupy 2,600 sqm over two levels.
Amenities include a sauna as part of its end- of-trip facilities, a rooftop multipurpose court complemented by wrap-around terraces, a digital production studio, and a car wash.
Ground-floor retail includes Adidas and the cult bakery, Baker Bleu.
Next door to Sixty-five Dover, Fortis has also achieved permit approval on its latest site – a $42 million, eight-storey commercial tower on a 641 sqm site at 85 Dover Street, totalling 2,800 sqm of net lettable area.
Fortis said that with architecture by Fieldwork, the design of 85 Dover Street will complement the visual aesthetic of its neighbour.
Construction is expected to begin later this year with estimated completion in 2026.
“At 85 Dover Street, Fortis aims to create a commercial hub that mid-sized businesses can grow into, with the flexibility to lease whole or multiple floors enjoying close proximity to Cremorne’s lifestyle and hospitality scene, and accessibility to the CBD,” Fortis said.
It will also include a 92 sqm retail tenancy.
