BUSY developer Billbergia is looking to capitalise on the NSW government’s strategy for high-density living around transport nodes, lodging $335 million plans for a mixed-use precinct in Sydney’s Concord West.
Located at 1 King Street, the development could deliver 698 apartments and 18 townhouses across 10 buildings rising between four and 12 storeys, on 3.14 hectares of land connected to the train station.
The NSW government announced late last year it would overrule local Council controls in low and medium-density areas, hoping to fast-track the delivery of up to 112,000 homes. Much of this would be carried by housing close to transport hubs. There are 39 train stations now subject to rezoning and new planning controls.
“Our vision for Concord West is strongly aligned with the NSW Government’s Transport Oriented Development Program,” said Billbergia’s development director Rick Graf.
“The redevelopment of this site will provide greater choice in housing, boost local employment, improve connectivity, and meet the needs of current and future residents for years to come,” he said.
Billbergia acquired the site in 2019 and the proposed development will facilitate a mix of retail, commercial and residential uses.
“It was a landmark feat to secure a consolidated site of over three hectares, let alone one which offers seamless access into the adjacent Concord West railway station,”
According to the plans, 7,600 sqm of retail floor space would be dedicated to essential retail and food services – including a supermarket, specialty shops and cafés – and there would be a 2,500 sqm green connection and neighbourhood park running across the site.
Billbergia would deliver key local infrastructure including a new loop road connecting King and George streets, and provide funding towards proposed local precinct intersection upgrades and stormwater upgrades.
A new ground-level civic area is also in the plans, and an existing onsite childcare centre will be integrated into the development.
Billbergia has delivered landmark mixed-use precincts previously, including the 11-hectare Wentworth Point Town Centre, which comprises over 3,700 apartments, and where the developer recently unveiled plans for the final stage of its masterplan, which is set to deliver over 900 apartments over two 40-storey towers, and amphitheatre, restaurants, hospitality, and a new park.
Late last year, Billbergia announced plans to deliver a 244-apartment complex in Rhodes, and a separate proposal for Chatswood’s first-ever live-work apartments – a $170 million mixed-use complex comprising 251 dwellings over two towers alongside commercial and retail space.
Billbergia has also collaborated with the government and not-for-profit sectors to deliver a combined 1,315 social, affordable and market dwellings in Lidcombe and West Ryde, completed last year, with dwellings under construction in Arncliffe.
