SYDNEY Developer ALAND has secured a landmark central Gosford DA-approved mixed-use site, taking one of the last consolidated CBD sites off the market.
Contracts have now been settled on the significant 5,656sqm site at 108-118 Mann Street in Gosford, around 76km north of the Sydney CBD, which includes DA approval for dual tower development.
Colliers managed the sale of the site to ALAND via an expressions of interest campaign, which closed at the end of March this year.
“It’s a sensational site right in the heart of Gosford, which is increasingly being seen as a key regional location,” said George Tadrosse, CEO of ALAND.
The tower scheme was originally launched to the market in 2019 as The Archibald, with the approval comprising 289 residential apartments, a ground floor pub, a sky bar on the 28th level, in addition to 167 hotel suites, including hotel facilities such as an infinity pool, gym and conference hall.
“We’re delighted to have secured the property and look forward to taking the plans for the project forward to deliver a fantastic new addition to the Gosford skyline. Subject to planning, we are looking at launching the project sales in spring and starting construction this year,” added Tadrosse.
In preparation for the construction phase the development site was demolished in 2020, before being put up for sale in early-2022.
The site boasts triple-frontage to Mann, Donnison and Baker Streets in the Gosford CBD, which will benefit from $42 million in state government funding to upgrade vital infrastructure in the city centre.
Sitting within close proximity to the waterfront, the site also boasts high levels of connectivity to prime amenities such as the Gosford Train Station, the Central Coast Stadium and Gosford TAFE.
This in addition to the University of Newcastle $18 million Gosford campus on Mann Street, announced this week as part of plans by the university and state and federal governments to establish a new health and business innovation campus in the centre of the city.
“We have an opportunity to make a significant contribution to the city, and we’re excited to get this project underway,” concluded Tadrosse.
