CONSTRUCTION is now under way on Oreana’s $70 million community retail hub in Melbourne’s Northern Growth Corridor, Kalkallo Town Centre.
The 8,000sqm centre at Cloverton Boulevard on the intersection of Toyon Road will service the new Cloverton Estate, which is part of the initial stages of the Lockerbie North Precinct.
“At Oreana Property we’re focused on delivering infrastructure that meets specific community needs and our specialist development team conducts extensive assessment programs to identify these, like we’ve done in Kalkallo,” said Tony Sass, managing director and co-founder of Oreana Group.
Kalkallo Town Centre will comprise a full-line Woolworths supermarket, 148-place Aspire-managed childcare centre, a petrol station, medical centre, discount pharmacy and food and beverage offerings.
“Kalkallo Town Centre will be an important civic asset for the community in this major growth area and will encourage people to come together and interact in a tailored, community hub environment,” said Sass.
Oreana Property has appointed Melbourne-based FOURSQ Construction as the contractor to deliver the development, with Clarkee Jopkins Clarke and i2C Architects designing the project.
“We’re looking forward to working with FOURSQ Construction to deliver this commercial development and ultimately help shape a vibrant, well-equipped community,” said Sass.
This first project between the pair will generate more than 200 new jobs for Victorians from the beginning of the works to practical completion in early-2023.
“Our team has a strong history in delivering retail projects across Victoria. This will be our first build with Oreana Property and our largest retail project to date, so it marks a really important milestone,” said Brendan Canavan, construction director at FOURSQ.
Leasing has already begun at the development, with over 90% of available space already under precommittments to tenants.
The Lockerbie North precinct set to become one of the largest new cities outside of Melbourne, due to the rapid growth of the Cities of Hume and Whittlesea, where 15,000 new residents each year are anticipated over the next decade.
The project is adjoining both the Gilgai Plains Primary School and Kalkallo Interim Preschool, which will expand the catchment serviced by the centre.
Oreana recently committed to a 1,179sqm whole floor office for five years at Goldfields’ $300 million office tower in Melbourne’s fringe suburb of South Yarra.
