CBUS Property’s new $650 million Victoria Police headquarters in Melbourne has reached practical completion, as a glut of new towers continues to remould the city skyline.
Owned in partnership with Asia-based Keppel REIT, the 40-level office tower at 311 Spencer St will be known as the Victoria Police Centre and sits adjacent the City West Police Complex at 313 Spencer St, also developed by Cbus Property and completed in 2015.
The two buildings occupy the north west corner of the Hoddle Grid of Melbourne’s CBD.
Completion gives VicPol a dedicated, purpose-built headquarters for the first time since 1943. It will take up a 30 year lease and almost 7,000 police officers and support staff will be based between the pair of towers.
311 Spencer St was designed by Woods Bagot and constructed by Probuild, with interiors by Uni Space. It connects to 313 Spencer St via five connection points, including bridges and pathways, consolidating all of Victoria Police’s CBD operations into one location.
311 Spencer St has a rooftop helipad for the Police Air Wing and encompasses a new Police Operations Centre, media centre and Victoria Police Museum featuring historical displays.
Cbus recently completed its Collins Arch project at 447 Collins St, while the nearby Olderfleet development by Mirvac and Suntec REIT has also just been finished. They, along with 311 Spencer St, and 130 Lonsdale St at Charter Hall’s Wesley Place are part of more than 300,000 sqm of premium and A grade projects delivered this year that have given Melbourne CBD the mantle of Australia’s largest city office market, according to JLL.
In line with Cbus Property’s commitment to net-zero emissions across its portfolio by 2030, 311 Spencer St has obtained a 5 Star Green Star Design & As Built (Design Review) rating. From its first day of operation, 311 Spencer St will be powered entirely by renewable energy as part of Cbus Property’s involvement in the City of Melbourne-facilitated second Melbourne Renewable Energy Project.
