MIRVAC and co-owner Suntec Real Estate Investment Trust have completed their new city office project, Olderfleet, delivering a modern 58,000 sqm commercial tower above an 1880s “Marvellous Melbourne” Victorian building.
Anchor tenant Deloitte has moved into their Victorian headquarters to Olderfleet, taking 28,000 sqm of space. They will be joined at 477 Collins St by Norton Rose Fulbright, Lander & Rogers and Urbis.
Despite the current position of the Victorian market due to stage four COVID-19 restrictions, Mirvac believes office will remain relevant. The developer’s project pipeline includes 383 La Trobe St, and Flinders West at the corner of Flinders St and Spencer St.
Mirvac’s head of office and industrial, Campbell Hanan said Olderfleet marks the resurgence of mid-town and a new natural centre for Melbourne city, with a number of landmark developments complete at the west end of Collins St, including the renewed Southern Cross Station precinct and Mirvac’s 699 Bourke St and 664 Collins St.
Olderfleet is part of more than 300,000 sqm of premium and A grade projects delivered this year that have given Melbourne CBD the mantle of Australia’s largest city office market, according to JLL.
Neil Stonell, managing partner of the building’s designers Grimshaw Architects, said collaboration was a strong theme for the design, with the “workplace ‘villages’ allowing us to tailor bespoke spaces for tenants to fit their specific needs”.
Deloitte Victorian office managing partner, Paul Rehder said, “The design will help enhance new hybrid ways of working, and staff practising COVID-19-safe working measures will experience the building, as and when we are able to do so.”
The Olderfleet heritage buildings that line Collins St were built between 1887 and 1889 and are examples of Victorian architecture in the “Marvellous Melbourne” era. Lovell Chen worked with Mirvac and Grimshaw to restore the buildings and create boutique office and retail spaces within. CARR Design was responsible for the interior design of the building.
Olderfleet features an expansive lobby entrance with a 25-metre high glass atrium, capturing natural light throughout the day. Olderfleet was the first building in the country to achieve a Platinum Core and Shell WELL Pre-Certification and is targeting a 6 Star Green Star, 5 Star NABERS energy rating and 4 Star NABERS water rating.
