MIRVAC and co-owner Suntec REIT topped out the premium Olderfleet office tower development in Melbourne’s CBD.
The Grimshaw-designed, 38-level building at 477 Collins St consists of 58,000 sqm of office and retail space and will retain the 1880s “marvellous Melbourne” era facade. Practical completion is expected in mid-2020.
Singapore-listed Suntec REIT took on a half-share in the project for $414.17 million two years ago.
“This milestone marks another achievement for Olderfleet, which has seen strong interest from our tenants with a range of high calibre brands pre-committed, bringing the tower to 94% leased,” Mirvac’s general manager, development, Simon Healy, said.
The remaining available space at the building includes the entire Skyrise floor on level 34, made up of 1,700 sqm of light-filled office space. Names already committed include Norton Rose Fulbright, Lander & Rogers, Urbis and anchor tenant Deloitte.
Future occupants at Olderfleet will have access to end-of-trip facilities with bike parking, lockers, a premium towel service, and 410 car parking spaces with direct access to the childcare centre.
Olderfleet is targeting to a 5 Star Green Star rating, a 5 Star NABERS energy rating and a Platinum WELL Certification.
Mirvac’s commercial pipeline in the CBD includes 383 La Trobe St.
