LENDLEASE has topped out the world’s biggest timber office building, in Brisbane’s Showgrounds.
The 25 King Street structure comprises a ground floor plus nine-storey commercial tower that will rise almost 45 metres and comprise nearly 15,000 sqm of lettable area.
It will feature open and flexible office space with exposed timber structures, and was designed and manufactured by Lendlease for owners, Impact Investment Group.
Lendlease is targeting a 6 Star Green Star rating, 5 Star NABERS Energy rating and WELL Core & Shell rating, to complement the precinct’s 6 Star Green Star – Communities rating from Green Building Council of Australia.
Engineering firm Aurecon has leased 6,500 sqm of the building – around 43.5% of its net lettable area –on a 10-year deal.
The building is on track for completion later this year, and will be Lendlease’s fifth engineered timber building in Australia.
Lendlease is believed to have sold its timber Barangaroo South commercial development, Daramu House, for around $250 million earlier this month to a partnership between its unlisted Australian Prime Property Fund and the Hong Kong Monetary Authority.
