BROOKFIELD Multiplex has completed construction on the $143 million redevelopment of the heritage Mayfair building at 171 Collins St in Melbourne's CBD.
Construction began in late 2010. Owned jointly by Charter Hall and Cbus Property, the new 18 storeys office building backing into Flinders Lane, comprises 31,000 sqm of net lettable area. The restored Mayfair building on Collins St, comprises seven levels of office space and 1,700 sqm of ground floor retail.
Brookfield Multiplex Victoria managing director Graham Cottam said there were multiple construction challenges due to the intricacies of the building.
The site required four buildings to be demolished prior to construction commencement as well as the excavation and retention of four basement levels within extremely hard rock.
The Mayfair building was originally commissioned in 1913 by a theatrical firm. Brookfield Multiplex restored this heritage facade to its original condition while constructing nine floors of new concrete structure behind using a unique SPANZ retention system as temporary support, a fully contained method which allowed safer installation for both construction workers and passersby.
“171 Collins St marks the completion of our third commercial tower in Melbourne in just three months. We are proud to be involved in transforming the Melbourne skyline with environmentally sustainable, design-savvy buildings that build on the city’s strong architectural heritage,” he added.
The building recently won the Australian Property Institute Victoria’s Excellence in Property Award.
The building has also achieved a 6 Star Green Star Design rating and is currently targeting a 6 star Green Star As-Built rating with 5 Star NABERS Energy rating.
Last week Property Review reported that VicSuper, a $11.3 billion not-for-profit superannuation fund has signed an agreement to lease 2,500 sqm of space at 171 Collins St.
The super fund will join other tenants including BHP Billiton (13,800 sqm), Evans & Partners and McGrath Nicol committing (1,600 sqm) and Egon Zehnder International (700 sqm).
