LEND Lease has scooped the prestigious Australian Property Institute's Excellence in Property Awards held in Melbourne last night for its $1 billion redevelopment of the Royal Children's Hospital.
Lend Lease was awarded the Charter Keck Cramer Property Development Award and the Investa Property Group Environmental Award for its work on the RCH.
A surprise accolade was also announced last night, legendary property figure John Forsyth of Simpson Forsyth was awarded the S.F. (Dick) Whittington Award for Professional Excellence for his services and contributions to the property valuations industry.
API (Vic) President Justine Jacono said the redevelopment of the Royal Children’s Hospital has become a success story for Private Public Partnerships (PPP) that greatly benefits the community.
“The Property Development Award is all about creation of new and special places. This $1 billion project delivered a 357 bed hospital adds outstanding facilities, innovative models of care and leading edge research and education to one of Melbourne’s landmark institutions.
“Every Melburnian at one stage of their life has had a relative as a patient of this great children’s hospital, which has now become even greater thanks to this landmark redevelopment,” she added.
Ms Jacono said a number of building challenges were overcome by Lend Lease including creation of a new facility in the existing facility while the hospital remained fully operational, containing dust, vibration and removing contaminated and hazardous building materials.
On the environmental front, Ms Jacono said Lend Lease met challenges that it overcame to ensure the development of the RCH meets future green standards.
“The new Royal Children’s hospital epitomizes a holistic approach to sustainability – environmental, emotional, physical and psychological,” she said.
API Award judges found that the tender brief set the project’s sustainability criteria at levels never achieved by any previous healthcare project in Australia.
Ms Jacono said Lend Lease found solutions for these environmental challenges with energy efficient measures include an on-site gas tri-generation power plant, solar panels and a biomass fuel boiler, which together will reduce greenhouse gas emissions by 45%. Water conservation measures include blackwater treatment and ruse of 75% of the roof area to recover rain water.

Judges NOTES:
Informed by an in-depth analysis of community needs and rigorous independent feasibility assessment the Glen Eira Sports and Aquatic Centre has exceeded expectations by setting new benchmarks in community use, profitability and environmental sustainability. Since opening in May 2012 usage has significantly exceeded business plan forecasts and is on track to turn an operating surplus within its first year of operation.
ESD features incorporated into the design are anticipated to deliver operational savings $2.6-$2.8 million over a 25 year forecast horizon relative to the former pool.
Charter Keck Cramer Property Development Award Tasmania
Winner: Architects Designhaus
Project: Launceston General Hospital – Northern Integrated Care Centre
Judges NOTES:
The winner of this year’s Charter Keck Cramer property Development Award for Tasmania exemplifies a development that is practical, functional, inviting, environmentally conscious and artful in its execution. Viewed externally the building is designed to be reminiscent of a hospital ship with its predominantly white structural form. Internal offices and consulting rooms are designed to wrap around a light filled central atrium roofed with glazing panels incorporating imbedded photo-voltaic solar cells.
Australian Property Journal Heritage Property Award
Winner: Housing Choices Australia
Project: Drill Hall
Judges NOTES:
The heritage-listed 1930s Drill Hall was redeveloped over a two year period up to November 2011 to create 59 dwelling units for low income earners and a community hall for the City of Melbourne. The $24 million project to adaptively reuse the building preserved over 90% of the heritage fabric of the building and achieved a six-star energy rating. A key design challenge accomplished with finesse was to relate the heritage component aesthetically and functionally to the heritage component.
