PUBLIC relations firm Rowland has signed a long term agreement to lease 1,500 sqm Trinity's AM-60 office tower, currently under construction at 60 Albert Street in the Brisbane CBD.
Rowland’s lease brings the level of pre-commitments at the $180 million development to over 70%.
Rowland Chairman Geoff Rodgers said AM-60’s CBD location, large floor plates and strong green credentials made it an ideal choice for the group’s new national headquarters.
“With approximately 110 employees, Rowland is Queensland’s largest communication firm and we have outgrown our premises at 127 Creek Street where we’ve been based for the past 11 years,” he added.
Rowland has committed to a ten-year lease for 1,500 sqm on levels 15 and 16 of the 20-level building. Upon completion the tower will comprise 21,000 sqm of office space and will be held by the Trinity Enhanced Return Fund.
The average rental rate for the remaining space was under $650 per square metre.
The lease was negotiated by James Palmer, commercial leasing manager of Jones Lang LaSalle and Rowland was represented by Angus Harvey Ross, senior director of global corporate services at CB Richard Ellis.
Other tenants in AM-60 include WorleyParsons Limited, for 8,250 sqm with a first right over a further 3,000 sqm; Tarong Energy, a Queensland Government-owned corporation, for 3,100 sqm; Secure Parking has committed to operating the 120-car, three level basement parking.
