Watpac has lodge plans for Stage One of its commercial office precinct development bordering Brisbane?s iconic Waterloo Hotel.
Stage One of the project consists of a five-level office block with a gross commercial area of 4,895 sqm plus a further 174 sqm of retail space on the ground level.
The Newstead site, named Waterloo Junction is bordered by Ann Street, Commercial Road and Stratton Street and will be progressively developed over three years.
The first tenants are expected to move in during mid-2008.
A further three stages comprising commercial and retail space will be developed totaling 34,000 sqm, extensive underground parking and an entertainment precinct centred on the heritage-listed Waterloo Hotel.
Watpac’s managing director Greg Kempton said the company would continue with its acquisition plan around the site and was hopeful of kicking off construction in mid-2007.
“Hallmarks of Waterloo Junction’s design include large floor plates on each level, ranging from
960 sqm to 1,900 sqm, imposing formal lobby and vehicle access from both Ann and Stratton Streets,” he added.
In addition to the five-level office project in Stage One, will be onsite carparking for up to 160 vehicles and extensive landscaping and pedestrian links, arbour walks amid a striking, contemporary building design, produced by award-winning architects Cottee Parker.
Commercial leasing specialists Christian Sandstrom of Jones Lang LaSalle and Andrew Carlton of CB Richard Ellis are managing the commercial leasing functions.
On completion, Waterloo Junction will have an end-value in excess of $200 million.
